625 Drake Avenue

This was originally a large lot with an older home on it. The lot was subdivided into 5 bare land strata lots which provided each home with its own lot but they all shared the common driveway for the subdivision. These five homes sit high on a hill which provides them with great ocean views. Three of the five homes have rooftop decks from which the homeowner has vast ocean views. Some can even enjoy watching the cruise ships come in. The homes are all part of a gated community done in a Tuscany style and each house was given a name representing various areas of Italy. The interiors are done with high end designer tiles, quartz countertops, engineered hardwood and high profile trim. They all have concrete tile roofs. The houses range from 2230 sq. ft. to 2828 sq. ft.

This was a 1978 rancher that was completely gutted and renovated. The house offers a unique design with a 30’ x 30’ enclosed courtyard which has a koi pond surrounded by pavers and a Japanese garden. This courtyard can be viewed from all the main rooms of the house. The 3900 sq. ft., all on one level, lends itself very well to entertaining large numbers of guests. The house sits on .78 of an acre with a very private southern exposure back yard that has a large in-ground pool. This started as a single lot with an old house on it. The lot was subdivided into 2 lots under the small lot subdivision code which allowed each lot to have a 1500 sq. ft. house. These houses were built to fit in with the neighbourhood and, therefore , utilized gingerbread trim to portray a heritage home with all the modern interior decor. Both of these homes have the benefit of a back lane which allowed garage parking at the rear of the property.

These were another example of the gingerbread style homes. The small lot subdivision code allowed this one lot to be subdivided into two lots. By utilizing exterior products of shingles and gingerbread trim, the house achieved an authentic look of the 1920s. Many people questioned whether these homes were renovations rather than being built from the ground up as they resembled the existing heritage style homes in the neighbourhood.
